{"id":279,"date":"2010-08-03T14:32:54","date_gmt":"2010-08-03T04:32:54","guid":{"rendered":"http:\/\/insightproperty.com.au\/staging\/?p=279"},"modified":"2020-11-04T12:01:15","modified_gmt":"2020-11-04T01:01:15","slug":"domain-the-age-certified-practising-valuer-the-best-path-to-accuracy","status":"publish","type":"post","link":"https:\/\/insightproperty.com.au\/staging\/domain-the-age-certified-practising-valuer-the-best-path-to-accuracy\/","title":{"rendered":"Domain (The Age) &#8211; Certified practising valuer the best path to accuracy"},"content":{"rendered":"<div>\n<h5>By MARY COSTELLO<\/h5>\n<p><cite>July 6, 2010<\/cite><\/p>\n<ul><strong>If you&#8217;ve decided to sell your property, it\u2019s important to have an accurate idea of its worth. <\/strong><\/ul>\n<\/div>\n<div>\n<p>The selling price will depend partly on the property itself and partly on the state of the market.<\/p>\n<p>A good real estate agent can give you an idea of what your house will sell for, based on his experience of local sales.<\/p>\n<p>But agents are not qualified valuers, and they have a vested interest in the selling process that won\u2019t always coincide with the best interests of the vendor.<\/p>\n<p><script type=\"text\/javascript\"><\/script>Some agents may over-quote to secure a listing, or under-quote when they see the chance of a quick sale.<\/p>\n<p>Buyers needing an accurate valuation are advised to use a professional property valuer accredited by the Australian Property Institute.<\/p>\n<p>Adam Takacs, a certified practising valuer (CPV), says: \u2018\u2018An estate agent can give an appraisal, but that appraisal can\u2019t be used for anything. A CPV provides a client with an independent, professional, unbiased valuation for a fixed fee.<\/p>\n<p>\u2018\u2018You\u2019ll get a written report, including information on recent local sales, giving a valuation of what your property could be sold for in the current market, in a reasonable amount of time.<\/p>\n<p>A fair market value is not a fire-sale price, nor a price where you\u2019d have to hold on for an extended period of time to sell.<\/p>\n<p>\u2018\u2018Half of my private clients are separating or divorcing, and they need a sworn valuation to take to court.\u2019\u2019<\/p>\n<p>A valuation prepared by a fully qualified CPV can be submitted to the courts, to government bodies such as the tax office, and to banks and other financial institutions.<\/p>\n<p>The cost of a valuation starts at $440, including GST, for a residential dwelling under $1 million, but will vary depending on the property.<\/p>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>By MARY COSTELLO July 6, 2010 If you&#8217;ve decided to sell your property, it\u2019s important to have an accurate idea of its worth.
